Hello, wonderful readers! It’s that magical time of year—another day in paradise here in Arizona. Sure, it might be cooler or hotter this week, but that’s exactly why I moved here—no more shoveling snow for me!

January has long kicked off, and now we are showing more through guruward.com - its a moving site, adding detail and photos dailey BUT this is the year and we start with my birthday month, which is truly a blessing.

This past December, some dear friends bought a beautiful second home here in Arizona - a place for their future seasonal retirement, which meant we were able to share caring and fun moments, with more ahead.

Arizona is ripe with investment opportunities and with over 19 years in the field, I highly recommend real estate as a solid choice—everyone deserves a lovely place to call home.

Post-Christmas, the pace slowed as credit cards recover, but the joy of spending time with friends remains priceless. We’ve been enjoying Arizona’s refreshingly cool weather in my garden, indulging in light exercise and harvesting fresh oranges right from my backyard. šŸŠ It's these moments that make desert life truly enchanting.

February was a blast with a phenomenal shopping spree alongside my dear friend, Pat. We laughed, shopped, and snagged some incredible finds without breaking the bank—an epic way to celebrate. šŸ’ƒšŸ’„šŸ‘—

March, we welcomed two friends from Canada who stayed with us for five weeks. Such delightful dinners, board games, and watched in awe as one friend swam 62 lengths of our 30ft pool—nearly 2000 ft. Impressive, right?

April brought peace with Easter, and May has us gearing up for summer with some much-needed spring cleaning, preparing for those inevitable 100°F days that last through the season.

Looking ahead to June, it’s time for home projects and hobbies, and I’m constantly in touch with clients discussing the latest in real estate news. They are showing rates are nearing 8%. Well have comfort in knowing I have lenders offering FHA 0% down and 6% with 700 Fico so lending is decent - Flashback - Hubby and I, we were married in the late 1980's and built in 1991 at a 18% personal loan - so don't let all the math get in the way of making your home dream come true, small steps. Call me and we will work through the details together to bring you closer to your dream home.

So our push for quieter days is to enjoy a little /old Carnegie library building we bought, this time last year, in our birth area of Canada - game plan is to be winter months here and summer months there - this dream is a stretch to say the least - We rent the space publicly as a place to hold social gatherings. Alongside Real Estate, we once operated a photography studio in old Scottsdale, where I specialized in Studio personal portrait type creations - mostly black and white - many ladies with child. Plus we have a family member who is a Doula and photographer, focusing on the natural birthing processes.
